What if we want to reserve some dates for our own use (family in town or whatever)?
Great! We would just ask to let us know in advance so we can block off the availability in our calendar, so we know when marketing the property if it will not be available.
What if we find guests or tenants ourselves?
This is a good question! We prefer that we handle all bookings as a lot of time, resources and the bulk of our costs goes into our ability to market, find renters, vet them, and get them situated. It becomes very challenging if the owners are out there booking/marketing the property as it makes it confusing for the prospective renter, coordinating schedules, and logistics (i.e: We found you a renter and I come to you and then you tell me that you have it booked). With that being said, if you said, hey my best friend needs to stay here and so block off XYZ month, no problem! But if you are competing with our marketing efforts, it truly becomes a cost issue on our end because we spend a lot of time and energy finding people, coordinating, referring, networking, etc. to find renters.
What about repeat customers that you sourced, do we pay commission again?
Yes, you would pay the commission again. With that being said, if the customer decided to "Extend" their stay and you are managing the property, then we would not charge for the extension. The commission rate would not be charged as the booking would have already been invoiced for the first month of the guests stay, again this applies if you are managing the property.
What if we want to adjust the rate (or make it vary by month)?
It becomes confusing to renters to change the rate constantly. (For example, our renters usually book in advance...so, if we are marketing the property at $7,995/month and then we are changing it for the low season to $7,000/month (just an example), then when it's "out there" we could get people wanting that lower rate for the high season and negotiating it based on them having seen the low rate when they want to book (let's say that $7000 rate is for November, but our renter wants to book for March).
For that reason, we like to keep it very consistent when marketing at the same price, and IF and only IF we are struggling to find someone, we then consider lowering the rate for a very short period of time. Basically, we don't want the lower prices to get out there and same with the high prices, it could turn people off and limit our rental inquiries. So, in short, for that reason we don't recommend doing that. We prefer negotiating 1 on 1 with folks vs. advertising a lower or higher price.
What happens with February (less than 30 days)?
The rule is 30 calendar days which is defined as the same calendar day to the next month (2/1 to 3/1 or 2/15 to 3/15), so it doesn't really matter if it's 30 days it just has to be "calendar" days.
